  • How long is the application process?
    We do our very best to get decisions on applications within 24-48 hours upon completion. Please note, we are a leasing team working with a variety of property owners to help put you in an apartment and property that works best for you! All final application decisions are ultimately made by the owner, so application processing time may vary from case to case. Our job is to try our absolute hardest to get you a response as quickly as possible!
  • Do I Need a Cosigner?
    Adding a cosigner may be a good idea If you are a student, have limited work experience, or do not meet general application standards (i.e. low income, low credit, etc.). Note: You can always add a co-signer later in the application process if you believe that you may be able to qualify by yourself!
  • How can I help expedite my application process?
    You can help speed up the application process by including all of the correct documentation (pay stubs, bank statements, tax returns, pet documentation, etc.) in your application upon applying. This can help save the back and forth of us reaching out regarding missing documents and/or incomplete applications.   Feel free to call our office or contact your showing agent to confirm exactly which documents need to be included! Note: We work with a wide variety of property managers and owners, necessary documentation may vary from property to property.
  • Is my application transferable to other properties? Do I use the same application for all properties?
    Yes, the application and application link is the same for all available vacancies and is free to transfer between properties within 30 days after you’ve started your application. You do not need to fill out a new application for each individual property. 
  • When should I start the application process?
    Typically, landlords in Los Angeles are willing to hold apartments for approved applicants if the move-in date is at a maximum of 2-3 weeks away. That being said, a good time to begin your search would be 3-4 weeks prior to your desired move-in to ensure you have enough time to provide all necessary documentation and complete your application.
  • How do I schedule a showing?
    On the top right corner of each listing on our website, you’ll find a red “schedule a showing” button. Use this button to schedule either virtual or in-person tours! You can find a complete list of all of our available vacancies below: Properties
  • Do you offer in-person or virtual tours?
    We offer both! You can use the regular red “schedule a showing” button regardless of which method you prefer. If you plan on scheduling a virtual tour through the scheduling link, just input your name as “VIRTUAL - (name)” to immediately let the assigned showing agent know of your preference.
  • Is Red Oak Enterprises a management company or landlord?
    Great question. Red Oak Enterprises is a full-service leasing operation. We cover everything from marketing and showings to application updates, contact with landlords/managers, negotiating leasing terms, and more! We work with a wide variety of owners and property management companies to help pair you with the right apartment!
  • How much does it cost to lease through Red Oak Enterprises?
    WE ARE 100% FREE FOR TENANTS. We make a commission from the landlords/managers upon leasing, making getting you in an apartment that works best for you our number one priority!
  • What are your business hours?
    Our showing agents are on the field touring vacancies and answering showing-related questions 7 days a week, between around 8 AM – 6:30 PM. Our office and support lines are open M-F 9:00 AM – 5:00 PM.
  • What should I do if there are no available showing times that work for me?
    Call our head offices and we’ll get you directly in touch with one of our available agents who will help work out a showing time that works for you!
  • What are the requirements for getting approved for an apartment?
    Each building and owner has a different set of rental criteria. Usually, landlords look for an income that is roughly  2.5 – 3 times the rental amount with relatively good credit.  If you have low income or credit, don’t worry! We have low-income housing options available, and you can always add a cosigner to help boost your application!
  • Do the landlords accept 3rd Party checks?
    Yes! All landlords accept 3rd party checks.
  • Why was my showing canceled?
    Showing may be canceled due to the apartment being no longer available and taken off the market or if your assigned showing agent is having an emergency they need to immediately attend to. If you have any issues, please feel free to call our main office line and we can set you up with a different showing agent or property if necessary!
  • If I get denied or cancel my application is my application fee Refundable?
    Red Oak does not collect on application fees, which are all paid to our application provider, and are unfortunately non-refundable. 
  • How much is the Application Fee?
    The application fee total is $39.50.
  • When is the soonest I Move in?
    Each management company has different guidelines. Most management companies allow the tenants to move in 24 hours after the lease is signed. 
  • When do units get taken off the market?
    Rental units get taken off the market once somebody signs a lease.
